People rarely give up on out of state deals because the deal was bad. They give up because nobody was there to open a door, chase a lender, or catch a deadline. That is the job.

Tell us what you buy

Price range, area grade, exit strategy, funding. Told once, and nothing reaches you that does not fit it.

What we ask for

  • Whether you are buying as an individual or an institution

We find it and prove it

Anyone can fill your inbox. The work is proving the number is real before you wire.

Before you commit

  • We walk the property in person
  • Photos and video of every room, including the parts that hurt
  • Condition notes and a rehab estimate
  • County record, open violations, comps, rent benchmark
  • Contractor walkthrough for a real number, not a guess

What you see

  • Six checks scored at the asking price, failures included
  • The comps we used, so you can check our arithmetic
  • HUD fair market rent beside the CMHA voucher standard
  • A deal room that says no when the answer is no

Worth knowing. If a deal does not work at the asking price, the room says so before you do.

Not the deal, the paperwork. The entity you do not have yet, and the lender who needs a document at 4pm your time.

Money

What does this cost me?

Nothing until a deal closes. The acquisition fee is charged per deal, plus administrative costs, and is agreed in writing before we start working your buy box. Sourcing, walking and underwriting cost you nothing, whether or not you buy.

What does the work after closing cost?

It is priced per thing rather than per door per month. Running a project is priced per project, verifying your crew is priced per visit, and handling the city is priced per property. You are not signing up to a retainer that bills whether anything happened.

Financing

Can you actually fund the deal, or do you just introduce me?

We arrange it. You tell us how you want to fund, and Modern Financial Brokerage, NMLS 2703039, processes and funds the loan. We stay on the file through underwriting, hold the keys for the appraisal, and chase what needs chasing. We are not a lender, and you are free to use your own.

I do not have a US entity or bank account yet. Is that a problem?

No, and it is one of the most common reasons people stall. We set up the LLC, the EIN, the business bank account and the registered agent, and introduce you to insurance.

Do I have to fly in to close?

No. Title and escrow are coordinated remotely, earnest money is handled to schedule, and we review the closing documents with you before you sign. We open the door for the appraisal and the inspection so nothing waits on you being in the country.

Who we are

Are you a real estate agent?

No. We are your acquisition team. We source, walk, underwrite and negotiate on your instructions. On some transactions we may be acting as principal rather than for you, and when that is the case we say so on the deal itself before you decide anything.

Who am I actually contracting with?

Deals on Demand LLC for the acquisition, Maintenance on Demand LLC for project management and anything after closing, and Modern Financial Brokerage, NMLS 2703039, for the loan. Each is named in the agreement it belongs to.

Are you the contractor?

No, and we never will be. We are the owner's representative, which means we sit on your side of the table. It is why we can tell you a bid is too high, and a contractor cannot.

The property

How do you decide which deals reach me?

Your buy box. We sit on the buying lists worth sitting on and filter against your box, so you get the ones that fit rather than a blast.

What if the property is not what you said it was?

Then we have failed, and we would rather find that before you wire than after. We walk every property we send you. The county record, the open violations and the comps come straight from public record, and we show them whether they help the deal or not.

I already have a contractor in Cleveland. Do I have to use yours?

No. Keep your crew. If you want, we inspect their work against the scope and tell you plainly what is done and what is not. That is the option most owners with existing crews pick.

What is a Local Agent in Charge, and do I really need one?

Cleveland requires an owner who lives out of the area to name a local person as the point of contact for the city. Without one, notices go to an address you do not check and the first you hear of a problem is when it has become expensive.
