No. Lane two exists precisely because plenty of owners already have someone they trust and only need eyes on the work. Keep your crew and we will inspect what they do.
No, and we never will be. We are the owner's representative, which means we sit on your side of the table. It is why we can tell you a bid is too high, and a contractor cannot.
Cleveland requires an owner who lives out of the area to name a local person as the point of contact for the city. If you do not have one, notices go to an address you do not check and the first you hear of a problem is when it has become expensive.
Both. Nothing here is bundled into the purchase and nothing is portfolio wide by default. You add what you want, on the properties you choose, whenever you want it.
In the portal. Photos before, during and after, phase by phase, with dates on them. That is the whole point of paying somebody to be there when you cannot be.
