How long does a typical unit turnover take?
Our current average is 6.5 days from start to rent-ready. Timelines vary depending on scope — a basic clean-and-paint may take 3–4 days, while a full renovation with flooring, plumbing, and electrical could take 10–14 days. We'll give you a clear timeline upfront.
How do you vet your vendors?
Every vendor in our network is licensed, insured, and has been through our quality and reliability screening. We track on-time rates, rework frequency, and investor feedback for each vendor — so only the best stay in rotation.
How will I know what's happening with my project?
You get real-time updates with photos at every stage — from demo to final walkthrough. No chasing contractors for status. We keep you informed so you always know exactly where things stand, without having to ask.
What if something goes wrong or needs a change order?
We flag issues the moment they're discovered and send you a change order with photos, cost breakdown, and timeline impact before any additional work begins. Nothing happens without your approval.
Do you handle inspections too?

We charge transparent, itemized costs — no hidden fees. Material and labor costs are at market rate, with a coordination fee per trade and a small markup on select categories like cleaning and appliances. You see every line item before work begins.
What's the coordination fee?
We charge a flat $200 per-trade coordination fee for trades like painting, flooring, plumbing, and electrical. This covers scheduling, quality checks, and oversight for that scope of work. Categories like cleaning and appliances use a 20% markup instead.
Can I get an estimate before committing?
