What does REINovation actually do?
We provide construction project management, ongoing maintenance, and property inspections for remote real estate investors in Northeast Ohio. Think of us as your boots on the ground — we manage the vendors, timelines, and quality control so you don't have to fly in for every vacancy or repair.
Who is this service designed for?
REINovation is built for out-of-state real estate investors who own rental properties in the Cleveland / Northeast Ohio area. Our Operator membership is designed for portfolios of 10–100 doors, though we also offer pay-as-you-go access for smaller portfolios and custom Enterprise engagements for 100+ doors. If you need professional operations without being physically present, we're your team.
What markets do you serve?
We currently operate across Cuyahoga, Summit, and Lake counties in Northeast Ohio. This covers Cleveland, Akron, Lakewood, Mentor, and surrounding areas. We're actively expanding coverage based on investor demand.
Is there a minimum portfolio size to work with you?
We work best with experienced investors managing 10+ units who value operational stability and efficiency over the lowest price. How do I get started?

Renovation Process
How long does a typical project take?
Our current average is 6.5 days from start to rent-ready. Timelines vary depending on scope — a basic clean-and-paint may take 3–4 days, while a full renovation with flooring, plumbing, and electrical could take 10–14 days. We'll give you a clear timeline upfront.
How do you vet your vendors?
Every vendor in our network is licensed, insured, and has been through our quality and reliability screening. We track on-time rates, rework frequency, and investor feedback for each vendor — so only the best stay in rotation.
How will I know what's happening with my project?
You get real-time updates with photos at every stage — from demo to final walkthrough. No chasing contractors for status. We keep you informed so you always know exactly where things stand, without having to ask.
What if something goes wrong or needs a change order?
We flag issues the moment they're discovered and send you a change order with photos, cost breakdown, and timeline impact before any additional work begins. Nothing happens without your approval.
Do you handle inspections too?
Yes. We coordinate move-in, move-out, and periodic inspections with detailed photo documentation and condition scoring. This protects your security deposit position and keeps your units in top shape.

How does your pricing work?
There are three ways to work with us: Pay-As-You-Go for a single project, The Operator to keep us on for your portfolio, and Portfolio Partner for 100+ door portfolios with custom strategy scope. We plan before we spend and stay on your side of the table on every job. Pricing is set on your discovery call, tailored to your portfolio, not a cookie-cutter package.
Do you only work with landlords, or can you help flippers too?
We are primarily built for landlords — owners who hold Cleveland rentals and want the day-to-day run for them. But we serve flippers and one-off projects too, through Pay-As-You-Go: bring a single turn, renovation, or build, and we plan it and run it with no commitment. Whatever kind of investor you are, there is a way to work with us.
What's included in The Operator membership?
The Operator is your full operations layer: a dedicated coordinator running day-to-day ops, the Asset Register (every appliance and system digitized with ages and warranties), managed compliance for Lead-Safe and LAIC filings, AI-powered inspection reports, 24/7 emergency tenant response, and preferred member rates on all project work. It is the brain and the muscle of your Cleveland operation.
Can I start with Pay-As-You-Go and upgrade later?

The tool combines our rules-based outer bounds for Northeast Ohio renovation costs with real comparable projects we have managed, then uses AI to produce a tighter personalized range. It is planning guidance — not a quote. Final price is set by your matched contractor and confirmed by you before any work begins. The range gets sharper as you add detail; your discovery call tightens it further with eyes on the property.
Can I download my personalized report?
Yes. Once you submit your email in the tool, we send a personalized PDF report to your inbox and make it downloadable from the page. The report includes the range breakdown, the project-specific things to watch, and a link to book your discovery call.
Do I need an account to use the tool?
No account. You can step through the form and see your range without signing up. We ask for your email only when you want to unlock the personalized risk list, tighten the estimate, and receive the PDF report.
How do you generate the estimate range?
We combine two things: outer bounds from a calibrated rules table that defines what is plausible for each project type in Northeast Ohio, and recent comparable projects we have managed. An AI model takes both — plus your specific inputs — and produces a tighter range with a personalized narrative. The AI never invents a number outside the bounds we control, and your discovery call is when we tighten everything with eyes on the property.
We collect information you provide directly: your name, email address, phone number, portfolio details, and any other information you submit through our contact forms, booking links, or newsletter sign-up. We may also collect technical data such as IP address, browser type, and pages visited when you use our website.
2. How We Use Your Information
We use the information we collect to provide and improve our services, respond to your inquiries, schedule discovery calls, send you portfolio operations updates, and communicate about services relevant to your investment portfolio. If you subscribe to our newsletter, we will send you periodic emails with market insights, renovation tips, and portfolio strategies.
3. SMS & Text Messaging
By providing your phone number and opting in, you consent to receive text messages from REINovation related to your service requests, appointment reminders, project updates, and emergency tenant response notifications. Message frequency varies. Message and data rates may apply. You may opt out at any time by replying STOP to any message. Reply HELP for assistance. Your consent to receive text messages is not a condition of purchasing any services.
4. Information Sharing
We do not sell, trade, or rent your personal information to third parties. We may share your information with trusted service providers who assist us in operating our business (such as our CRM platform and scheduling tools), provided they agree to keep your information confidential. We may also disclose information when required by law or to protect our rights.

REINovation provides portfolio operations services for real estate investors in Northeast Ohio, including but not limited to construction project management, maintenance management, property inspections, compliance management, and related operational support. All services are subject to the specific terms agreed upon in your service agreement or Operator membership.
2. Service Engagement
Services are initiated upon completion of a Portfolio Discovery Call, agreement on scope and pricing, and execution of the applicable service agreement. REINovation reserves the right to decline service engagements at its sole discretion. Pricing, scope, and service levels are tailored to each client's portfolio and are detailed in the service agreement provided after your discovery call.
3. Client Responsibilities
Clients are responsible for providing accurate property information, timely access to properties, and prompt communication regarding service requests and approvals. Delays caused by inaccurate information or lack of property access may affect service timelines and are not the responsibility of REINovation.
4. Payment Terms
Payment terms are specified in your service agreement. Pay-As-You-Go clients are invoiced per project. Operator members are billed monthly based on their portfolio size and agreed-upon rate. All invoices are due within the timeframe stated in your agreement. Late payments may result in suspension of services.
5. Operator Membership
Operator memberships include the commitments outlined on our pricing page. Service level guarantees are subject to the specific terms in your membership agreement. Either party may terminate the membership with 30 days' written notice.
6. Limitation of Liability
REINovation acts as a coordination and operations layer and does not serve as a property manager, general contractor, or licensed professional where such licensure is required. We coordinate with licensed, vetted vendors but are not liable for the acts or omissions of independent contractors. Our total liability for any claim arising from our services shall not exceed the fees paid for the specific service giving rise to the claim.
