The basics
What does REINovation actually do?
We are your owner's representative in Cleveland, the team that handles the physical side of your rentals so you do not have to fly in. Your property manager handles leases and tenants. We handle everything physical: project management for turns and renovations, maintenance coordination when your tenants need a fix, and property compliance with the city.
Are you a property manager?
No. A property manager markets units, screens tenants, signs leases, and collects rent. We handle the physical operation of your building: the projects, the repairs, and the compliance. We work alongside your property manager, or we fill the gap they leave on the physical side.
Are you a general contractor?
No, and we never will be. We are your owner's representative. We do not self-perform construction. We manage a vetted network of licensed contractors and stay on your side of the table, so the work serves your return, not someone else's margin.
Who is REINovation for?
Out-of-state investors who own rental property in Cleveland and Northeast Ohio and want the physical side handled without flying in. Whether you own one door or a hundred, there is a way to work with us.
What areas do you serve?
Cuyahoga County is our home base, plus Summit and Lake counties. This covers Cleveland, Lakewood, Akron, Mentor, and the surrounding area. We expand based on investor demand.
How you work with us
What are the ways to work with you?
Project Management is pay-as-you-go and open to anyone: send us a job and pay per job, no plan required. Property Compliance and Maintenance Coordination are per-door plans you turn on when you want us running things year-round. Take either on its own, or both together as the Operator.
What does it cost?
Pricing is set on your discovery call and tailored to your portfolio, not a cookie-cutter package. We go over every number there, with no surprises. See what Compliance covers or what Maintenance covers first if you want the full picture.
Is a plan or contract required?
No. Project Management is per job with no plan. Compliance and Maintenance are per-door plans you turn on only when you want them, and you can start with one and add the other later.
Can I start small and add more later?
Yes, and most owners do. Start with a single project to see how we work, then add Compliance or Maintenance when you want us handling more of the property for you.
Do you have a portal I can log into?
Yes. Every client gets a portal to start projects, see status and photos, and track what we are doing on the property. It is your single window into the whole operation.
Property Compliance
What is a Local Agent in Charge (LAIC)?
Cleveland requires an owner who lives outside the county to name a local person as the agent of record for the property. We serve as your LAIC, so you meet the requirement with a real local team behind it, not just a name on a form. More on Compliance.
What does the Compliance plan include?
We serve as your LAIC, file your rental registration and cover the city fee, coordinate lead-safe certification, do one annual on-site visit to catch issues early, and keep a live compliance dashboard of every deadline and open city ticket.
Do you handle lead-safe certification?
Yes. If you already hold a valid certificate, we collect it and track it for free. If you need a new one, we arrange the certified inspection and coordinate the whole process, billed through at cost with no markup.
Is rental registration really included?
Yes. Filing your annual registration and covering the city fee is part of the Compliance plan. You never touch the form.
Maintenance Coordination
What is Maintenance Coordination?
We become the number your tenants call. They report issues to us, we dispatch the right pro from our vetted network, and we confirm the fix with photos. More on Maintenance.
Do my tenants call you directly?
Yes, that is the point. Your tenants reach us, not you, so you stop being the after-hours line for your own building.
What happens in an emergency?
We take intake 24/7. A burst pipe at 2am gets triaged and dispatched right away, and we keep you posted the whole way through.
How do you charge for repairs?
Open-book. You always see what the contractor charges and our coordination markup right beside it, never buried, so you know where every dollar goes.
Project Management
What kind of projects do you run?
Unit turns, renovations, and CapEx, scoped and run as one managed project. You approve a clear scope and budget up front, then watch it happen from anywhere. More on Project Management.
Can I use you just to check the work?
Yes. Use us for on-site verification only, where we are your boots on the ground confirming the job was done right, or have a full project manager run the whole thing end to end. Your call, job by job.
Whose contractors do you use?
We bring vetted, licensed pros from our own network and manage them start to finish. You are never handed a stranger and left to sort it out.
How long does a turn take?
Our current average is 6.5 days from start to rent-ready. A basic clean-and-paint is faster, a full renovation is longer. We give you a clear timeline up front.
How will I know what is happening?
Photo-verified progress at every stage, in your portal. No chasing contractors for status, you always know exactly where things stand.
